Atz Place creates much-needed, new affordable housing for seniors in Kendallville, IN

Westerville, OH, November 2, 2017 — The Woda Group, Inc., announces the opening of Atz Place, a new 38-unit affordable senior apartment community in Kendallville, IN. The new construction revitalizes the abandoned site of the former Atz Ice Cream Shoppe at 301 E. Wayne Street.

The attractive new two-story elevator building has 24 one-bedroom and 14 two-bedroom units with full kitchens. Each apartment home has an open-concept living space, individually-controlled heating and air conditioning, and Energy Star appliances. All units have a patio or balcony, and all have universal design elements. Lifestyle amenities at Atz Place include a large lobby, multipurpose community room with kitchenette, a grandchild room, a fitness room, and laundry. The two-acre site provides a great deal of common outdoor space with raised bed gardens and a gazebo.

“People will see this new facility as a great way to transition from their home – it is absolutely beautiful,” said Mayor W. SuzAnne Handshoe, City of Kendallville.

Atz Place is located in an attractive residential area with many walkable sidewalks; it is just a half a mile from the quaint downtown Kendallville. There are many retail shops, supermarkets, restaurants, medical offices and pharmacies, motels and churches within a short two-minute drive. The apartment community is adjacent to an elementary school with a park-like setting next to the facility.

“Woda has taken a dilapidated old site and turned it into a purposeful and attractive living space that complements the nearby neighborhood and elementary school,” said Mayor Handshoe. She applauded Woda’s initiative to install a flashing light at pedestrian crosswalks at Main and Grove streets and Riley and Harding Streets.  “The new flashing lights at the crosswalks will serve the entire community by allowing people to cross these streets safely,” said Mayor Handshoe.

Affordable senior housing in Kendallville is in great demand. There are only a few other affordable options for seniors and these all have long waiting lists. “Atz Place adds a new, highly appealing option for seniors who want to live in a modern, amenity-rich facility in a quiet, attractive neighborhood setting,” said Gregory Mustric, Vice President, The Woda Group, Inc.

Atz Place will have an onsite Woda manager who will not only oversee maintenance and care of the property, but also help plan activities and help residents access services such as meals, transportation and other supports to enhance the quality of their lives. Housing Services Alliance, Inc. (HSA) will assist in integrating a meaningful array of programs and services offered to residents.

“You can build a beautiful facility but without good management, you are missing a key piece of the equation,” said Mayor Handshoe. “Woda has stabilized and revitalized this property and we are really impressed.”

Atz Place was made possible through federal housing tax credits allocated by the Indiana Housing Community and Development Authority (IHCDA) with permanent financing in the form of a HOME loan from IHCDA. Huntington Bank provided the construction loan. Preferred Building Supply, LLC, Newark, OH, provided a construction donation to the project.
