Ribbon-cutting Celebrates Hemming Crossing with New Affordable Housing for Seniors in Carrollton

Carrollton, Ohio (posted November 23, 2024) Woda Cooper Companies, Inc. (WCCI) hosted a ribbon-cutting celebration November 22, 2024, to highlight Hemming Crossing, the new housing community in Carrollton. The new development offers 42 new affordable rental homes for residents over 55 years of age with incomes of 30% to 70% area median income. The event included tours, remarks, and a reception in the property’s community room.

“Hemming Crossing provides a new affordable age-in-place housing option for residents in the Carrollton area,” said Jonathan D. McKay, Woda Cooper Companies, Inc.’s Vice President – Development. “Not only is it affordable, but it also offers features like handicapped accessible units, a community room with a kitchenette that residents can use for social gatherings, plus a fitness center, and playroom and playground for grandchildren.” 

Lifelong Carroll County resident Jodine Coss addressed the audience. She was the first resident to move into Hemming Crossing.

Hemming Crossing represents a $12.5 million investment in the community. It provides 12 one-bedroom and 30 two-bedroom apartments. Rents range from $315 to $830 per month depending on income restriction and size of unit.

Apartments in the three-story building have large living spaces; kitchens with ENERGY STAR appliances, including dishwashers; washer/dryer hookups; and plenty of storage.  Interiors feature attractive finishes, quality cabinetry, and luxury vinyl tile flooring. Lifestyle amenities include a community room with kitchenette, fitness center, grandchild playroom, and outdoor playground.  Other outdoor amenities include a patio, picnic tables, grills, and park benches. The property is expected to be LEED certified.

Mayor William Stoneman lent his congratulations and appreciation or the expanded housing in Carrollton. “As the mayor, I know there is not enough affordable housing for senior citizens in the Carroll County area and Hemming Crossing will be a great addition to Carrollton,” he said. “ I like the fact that pets are permitted and there is an on-site maintenance and a laundry facility for those who can’t afford their own washer and dryer.”

Hemming Crossing is made possible with funding supported by Low-Income Housing Tax Credits (LIHTC) allocated by the Ohio Housing Finance Agency (OHFA) who also provided an equity bridge loan. “Congratulations to Woda Cooper and all the partners involved in the development of Hemming Crossing,” said Grant Miller, OHFA’s Legislative Liaison. “OHFA is proud to be a partner in the Hemming Crossing and know it will provide older residents of Carroll County a safe, welcoming environment to call home for years to come.”

Marble Cliff Capital invested in the LIHTCs allocated to Hemming Crossing.  “We are truly elated to celebrate the grand opening of Hemming Crossing which will bring 42 new units of affordable housing for seniors to the greater Carrollton community,” said Marble Cliff President Jack Kukura.  “Everyone on the Marble Cliff Capital team would like to thank our incredible partners for the steadfast support for affordable housing. What a joyous time for residents as they begin to call Hemming Crossing their home.”

We were honored to be one of the many partners who worked together to complete this important development.”
