Columbus, Ohio, September 15, 2023 – Woda Cooper Companies, Inc. has broken ground on a new 42-unit affordable housing community for seniors now under construction on Mace Road in Carrollton.
“We welcome Hemming Crossing to our community,” said Mark Wells, Administrator for the Village of Carrollton who will provide services for the property. “Safe, affordable senior housing provides those who reside there the opportunity to be part of our community and take part in all we have to offer.”
The $12.5 million Hemming Crossing will provide one-bedroom and two-bedroom apartments offering affordable rental rates for residents who are aged 55 and older and who earn 30% to 70% of the area median income.
Apartments in the three-story building will feature units with large living spaces; kitchens with ENERGY STAR appliances, including dishwashers; washer/dryer hookups; and plenty of storage. Interiors feature attractive finishes, quality cabinetry, and luxury vinyl tile flooring. Lifestyle amenities include a community room with kitchenette, grandchild playroom, and fitness center. Other outdoor amenities include a patio, picnic tables, grills, and park benches. The property is expected to be LEED certified.
Hemming Crossing is made possible with funding supported by Low-Income Housing Tax Credits (LIHTC) allocated by the Ohio Housing Finance Agency (OHFA) who also provided an equity bridge loan. “It’s great to see construction starting on Hemming Crossing. When this project is complete it will provide safe, accessible, housing opportunities for older Ohioans in Center Township,” said Penny Martin, director of public affairs with the OHFA.
Affordable housing finance syndicator Marble Cliff Capital (MCC) provided the LIHTC investment financing. “Marble Cliff Capital is excited to be a part of Hemming Crossing which will bring 42 units of affordable housing for seniors to the Carrollton community,” said Jack Kukura, President for MCC. “More than one out of five people in Carroll County, Ohio, is over age 65. This figure will continue to grow over the coming years so new affordable housing options for these seniors is absolutely critical.”
Consumers National Bank is a primary lender for the project and secondary investor through MCC.
