Woda Cooper Companies, Inc. was honored with four awards at the recent Southeast Affordable Housing Management Association (SAHMA) Affordable Housing Conference held in Louisville, KY, April 10-11, 2025, and hosted in partnership with Kentucky Housing Corporation (KHC). The annual awards are presented by KHC to recognize excellence in property management, maintenance, and operational efficiency for affordable housing communities across Kentucky.

Woda Cooper Companies’ Kentucky Region received the top award — Management Company of the Year — presented to firms operating communities developed with funding supported by Low-Income Housing Tax Credit (LIHTC) allocations. This prestigious award was based on excellence across Woda Cooper Companies’ 15 LIHTC housing communities operating or under construction in Kentucky including:
- Arlington Greene and Arlington Terrace, London
- Breas Crossing and Breas Crossing II, Shelbyville
- Bridlewood Crossing, Louisville
- Haven Crossing, Walton
- Kirkman Terrace, Hopkinsville
- Paint Landing and Paint Lick Station, Stambaugh
- Pebblecreek Crossing, Richmond
- Preston’s Crossing, Prestonsburg
- Sawgrass Greene, Grayson
- Sparrow Ridge, Hebron
- Towne Creek Crossing, Walton
- Tristan Ridge, Eminence
In addition to Management Company of the Year honors, Woda Cooper earned three other awards:
Brittany Morris was named Community Manager of the Year. Ms. Morris oversees management at Paint Landing, Paint Lick Station, and Preston’s Crossing. She has been with Woda Cooper for nine years and has more than 15 years of experience in the affordable housing industry.

Wayne Love was named Maintenance Technician of the Year. Mr. Love is the service technician for Breas Crossing and Breas Crossing II. He has been employed by Woda Cooper Companies for five years and has more than 20 years in housing service operations.

Mason Greene Apartments in Monticello, KY, earned a top honor in the category recognizing properties that have Project Based Voucher funding. Mason Greene was named Most Improved Property of the Year, beating out 328 other qualified properties in Kentucky. Celina Humphrey serves as Community Manager and Robert Snow is Maintenance Technician.
