Sparrow Ridge is a 96-unit age-restricted (55+) development located in Hebron, Kentucky, within Boone County and the Cincinnati metropolitan area—the highest-income MSA in the state. As Boone County has rapidly grown and added high-end market apartments, affordable senior housing options remain limited. In response, local leadership partnered with the Woda Cooper team to address the housing needs of older residents who were increasingly being priced out. Due to strong demand and community support, local officials have expressed interest in additional developments.
