December 8, 2021…There is a new rental housing option downtown for Wheeling area seniors looking for an affordable place to live. Hobbs Greene, located at 30 37th Street (at Jacob Street), offers 39 new one- and two-bedroom apartments for residents age 55 and older who earn less than 60% area median income.
Developer Woda Cooper Companies, Inc. gave Wheeling Mayor Glenn Elliott, plus Vice Mayor Chad Thalman and Councilman Ty Thorngate a first look at the property on December 7. Senior Vice President Thomas Simons and Regional Vice President Erica Green were hosts.
“Hobbs Greene is an exciting new option for Wheeling’s senior residents. We appreciate the local support to make it possible,” said Simons. “High quality affordable housing with age-in-place features such as an elevator and barrier-free design, emergency alert systems, plus amenities including ENERGY STAR appliances including dishwashers, high speed internet, luxury vinyl flooring, are in high demand for seniors on fixed incomes.” The development will offer a community room with kitchenette plus a fitness room and business center.
Housing tax credits allocated by the West Virginia Housing Development Fund (WVHDF) were used to support financing. Equity financing was provided by affordable housing investor CREA LLC. A first and second mortgage, plus construction loan, were provided by WVHDF. Apartments are now being leased with rents ranging from approximately $450 to $699 per month, depending on unit size and income restriction.
“Hobbs Greene will provide affordable, modern rental units with onsite management to ensure the property remains a place people are proud to call home for years into the future,” Simons said.
Project architect is PCI Design Group, with civil engineering by Chadan Engineering. Woda Cooper Companies’ construction division is general contractor and the company’s management division will oversee leasing and day-to-day operations.
